Keep in mind that this is a starting point, and other factors like permits, roof complexity, and contractor fees may affect the final cost.

Roof Replacement Cost Estimator

Here are the detailed directions for estimating the area of your rooftop using Google Maps and calculating the replacement cost:

Step 1: Google Maps to Measure Your House

  1. Open Google Maps in your browser.
  2. In the search bar, type your home address and press Enter. This will center the map on your house.
  3. Switch to Satellite View by clicking the square icon in the lower-left corner of the screen (this option toggles between Map and Satellite views).

Step 2: Measure Your Roof Length and Width

  1. Right-click on one corner of your roof. A context menu will appear.
  2. From the menu, select “Measure distance.” This will set a starting point for your measurement.
  3. Move your cursor to the opposite end of the roof (for length or width) and click to measure that distance. Google Maps will show the distance between the two points in either feet or meters (depending on your settings).
  4. Repeat this process to measure the other dimension (length or width) by right-clicking again and selecting “Measure distance” to start a new line.

Step 3: Calculate the Roof Area

Now that you have the length and width of the roof, multiply these two values to estimate the area. Or, just use the calculator above.

Step 4: Adjust for Roof Slope

If your roof is sloped, you’ll need to account for the slope to get a more accurate area:

Estimate the slope (common roof slopes are 4/12, 6/12, etc., where the first number represents the rise and the second number is the run).

Use this formula to adjust for the slope:

Or, just use the calculator above for an approximation.

Step 5: Estimate Roof Replacement Costs

Once you have the roof area, use the calculator provided by your contractor or a roofing cost estimator online. Here’s a general formula to estimate the cost:

Roof Replacement Cost} = Roof Area (in square feet) x Cost per square foot

  • The cost per square foot for roof replacement typically ranges from $5 to $15, depending on the roofing materials and labor in your area.
  • Use the calculator above for an approximation.

Several factors can impact roof replacement costs beyond size and slope. The type of roofing material, roof complexity (dormers, chimneys, valleys), and labor rates in your region all affect pricing. Roof accessibility can also increase costs if special equipment is needed. Additional expenses may include removing the old roof, addressing underlying damage, and obtaining permits or inspections.
